Common Questions About Mortgage Loans

Does pulling my credit negatively impact my credit score?
The impact of applying for credit will vary from person to person based on their unique credit histories. In general, credit inquiries should have a small impact on your FICO scores. For most people, one additional credit inquiry will take less than five points off their FICO scores. Inquiries can have a greater impact if you have few accounts or a short credit history. Large numbers of inquiries also mean greater risk. Statistically, people with six inquiries or more on their credit reports can be up to eight times more likely to declare bankruptcy than people with no inquiries on their reports. While inquiries often can play a part in assessing risk, they play a minor part. Much more important factors for your scores are how timely you pay your bills and your overall debt burden as indicated on your credit report. We have our own internal credit improvement department to help at NO COST to you!
Do I need to get pre-approved for a loan before I can make an offer on a home?
It is always a good idea to get an pre-approval letter from a lender before going house hunting. This way you know your absolute max approval amount and will have been able to speak to us about what your monthly payment looks like at different amounts, up to your max. You can keep surprises at bay going this route because what you qualify for on paper may differ from your real life budget.
Can I qualify for down payment assistance even though I am not a first time homebuyer?
Yes! At Fairway we have access to multiple down payment assistance and of those we can pick which one does not have the first time home buyer overlay.
I am first time homebuyer, what programs do you have to help me?
Right off the bat first time homebuyers have the ability to put 3% down and access to multiple down payment assistance programs. When the time is right for you to apply for a loan with us you, my team and I will get you into the loan program that fits you. In most cases, the only application you fill out is the ours, we will do the rest of the work for you! The first time home buying process is cumbersome enough, let me make it as easy on you as possible!
